Condo act renewal

Ontario’s Condominium Act Review is a three-stage collaborative, public engagement process aimed at modernizing the Condominium Act.

If you browse through the site linked above and its related pages you’ll find an interesting theme. Choosing a condo as your home means much more than simply finding a different place to hang your hat. A successful condominium is where residents know one another and care for their community.

Comments on the Stage One Report, which highlighted the major areas of concern to be addressed in the re-vamping of the Condominium Act, were to be be made by March 11, 2013.  You can e-mail your comments to the government.

Windows update

Windows:

An engineer from KEA visited the units that reported problems with their windows. Work is scheduled for Jan. 30, 2013. The Air Leakage test will be performed that day on 5 windows selected at random. Repair work will be determined, based on the results of that test.

Doors:

Some balcony doors, while in the secured position, have a large gap which you may not notice. In very cold weather the pipe located directly underneath the door could freeze. Please check to see if you feel a draft and make sure the operable or sliding side is shutting securely.

Maintenance:

We are following up with the installation contractor on all problems residents have noted. We expect to meet with the installer in March to establish a timetable for further window repair and replacement as necessary. Please be sure you have reported any problems to the office.

Property management change

Dear Frobisher Place owners and residents,

Your Board of Directors has decided to retain a new property management company for our building starting in January, 2013. The decision to make this change followed careful and honest consideration of all factors important to our Frobisher Place community.

Our new Property Manager will be Monica Murad of PMA Realty Consulting, 613-742-5778 ext. 239

The Board believes this change will bring significant and noticeable benefits to all residents. There will be a modest increase in property management costs but the Board is committed to finding ways to offset this increase. Monica and her company will work actively with us to achieve these savings in other areas.

We held a well attended town hall on Tuesday, December 11 where residents had an opportunity to meet Monica and pose questions for PMA and the Board.

Bylaw discussion

On November 27, 2012 a good turnout of owners met in a town hall to discuss the proposed operating By-law no. 11. It would replace By-law no. 3 that has been in effect since June, 1985.

The Governance Committee had put considerable time and effort into revising the new bylaw. The Committee tried to reflect all concerns that were brought forward. Nevertheless, it became evident at the town hall that many owners still had reservations about the new document. Representatives of the Governance Committee took note of those newly expressed concerns.

Reference was made to previous legal opinion that pointed to discrepancies between the existing By-law no. 3 and Ontario’s Condominium Act but that opinion was not available at the town hall.

We eventually decided it would be best to table further consideration of the bylaw. The Board will instead concentrate on more pressing and immediate issues.

New developments

1. There is now an automatic door opener at the side entrance, facing the side of the garage. You will still need your fob.
